Zoning board approves spacious residential community and commercial project

A request for administrative amendment for Timber Creek and a project for site approval were among the agenda items discussed by the Lehigh Acres Architectural Planning, Zoning and Review Board on Sept. 27.

The first project was presented by Tina M. Ekblad with Morris-Depew Associates Inc. The firm's applicant requested an administrative amendment to the Residential Planned Development Schedule of Uses on a property at the Southwest corner of State Road 82 and Daniels Road.

According to Vice Chair Tami Baker, the board approved the client's request, which looked to amend the property development regulations and master concept plan of the property.

"We felt that the project would be beneficial to our area's development and growth. The project consists of 1,300 residential units as well as a small commercial space. The commercial space will bring additional employment opportunities for those living in Lehigh," said Baker.

The project, Timber Creek, went before the Local Planning Agency in March of 2017 and received a positive view from board members in regards to its development proposal for the parcel of land, which was once the training site for Army Air Forces bombers during World War II.

The property was originally zoned as part of the DR/GR conservation area, but the planning agency decided to remove the site from its DR/GR status.

The second item on the agenda was a request for a project site approval on apartments that would provide housing options for lower income families. The project was presented by Daniel Williams with RWA Engineering on behalf of Faith Homes of Lehigh Acres.

The zoning board voted to approve the project, saying it will help fill a housing gap in the community.

"The project will offer additional housing options for families here in Lehigh. The new apartments will be constructed just off Woodward Court, and consist of a multi-story facility with three wings," said Baker.

Under old business, the zoning board discussed ongoing talks with Lehigh Acres Municipal Services District about ways the two organizations could cooperate in the future.

According to board President Inke Schirrmacher, the two organizations are looking into ways they could work together and benefit each other in regards to zoning and planning issues.

Board members also voted in favor of LA-MSID's upcoming signage referendum.

"We voted in favor of the district's signage referendum. The intentions behind the signage power is to be able to construct better signage such as a welcome sign to Lehigh Acres plus allow for the placement of festival and seasonal banners throughout our community," said Tami Baker.

Lehigh Acres Architectural, Planning & Zoning Review Board will hold its next regular monthly meeting on Thursday, Oct. 25, from 5:30 p.m. to 7 p.m., at Lehigh Acres Municipal Services District at 601 East County Lane, Lehigh Acres. The project submittal date for the meeting is Oct. 15.
