Walmart in Lehigh wants to add liquor store

Representatives of Walmart at 2523 Lee Blvd. in Lehigh Acres will appear before the Lehigh Acres Architectural and Zoning Review Board at its next meeting scheduled for this week on July 24. Walmart wants to enlarge the site with a liquor store attached to the main building.
The public is invited to attend the open meeting and ask questions or make comments.
The meeting begins at 5:30 p.m. and will be at 1299 Homestead Rd. in the rear of the East District Sheriff’s Office on Homestead Rd.
Greg Diserio is chairman of the group that meets with prospective clients who want to make changes in zoning and other issues for new businesses that plan to locate in Lehigh Acres. The recommendations from the Architectural and Zoning Review Board are sent on to the hearing examiner of Lee County.
The Walmart on Lee Blvd., across the street of St. Raphael’s Catholic Church, wants to enlarge its building with a major change in its appearance.
Diserio says Walmart is making a request for a revision to its approved MCP for an increase in building square feet for a liquor store addition. James Smith of CPH Engineers, will represent Walmart’s bid at the meeting Thursday. CPH Engineers is located in Tampa.
According to Smith, the project manager, the application request is for zoning changes, variance, site/project approval, notably a revision to allow for increased space in the retail center for a liquor store addition to the box store.
The applicant is Walmart Stores East in Bentonville, Ark. Once comments and recommendations are made by the local architectural board, the project will be presented to Community Development of Lee County Hearing Examiner or other public presentations that may be necessary.
Smith is expected to provide information of how the project will provide for, achieve and maintain a unified and pleasing aesthetic quality as defined by the community standards set forth in Chapter 33 and other similar projects previous approved and built, according to the application sent to Lehigh Acres Architectural and Zoning Review Board through its application.
Smith will provide a site plan with site features drawn to scale showing buildings, parking, vehicular circulation, trash enclosures, pedestrian circulation, water management area, utility corridors and layout, open space, and indigenous preserves, signage, etc.
Also included will be landscape plans and calculations to include existing site trees and plant materials to remain or those to be removed.
According to Smith, the proposed project consists of adding approximately 3,904 square feet of retail floor space to the existing Walmart on Lee Blvd.
As such, he said the project will remove a portion of the present parking area and the drive aisle.
The project will utilize the existing internal store infrastructure for utility connections and is proposing to relocate one grease interceptor.
Smith in his application said run-offs will be directed to existing drainage inlets via downspouts and overland flow. The project proposed a net increase in previous area of 1,419 square feet which will reduce the amount of run-off and pollutant load. More information is included on the civil site plans that will be brought to the meeting.
In addition to Diserio, other members of the Lehigh Acres Architectural and Zoning Review Board include Inke Baker, Thomas Pfuner, Mike Cook, Mohamed Yasin, Enrique DeAndres, Capt. Todd Garrison, Ken Bennett and Claude Spellman.
