New 7-Eleven proposed in Lehigh

The Lehigh Acres Architectural, Planning and Zoning Review Board will meet on July 28 to listen to plans for the construction of a new 7-Eleven, at 1103 W. Leeland Heights Blvd.

The project is a convenience store with gasoline pumps.

The property is bounded by Homestead Road North, Leeland Heights West, Florida Road and Fillmore Avenue, according to Greg Diserio, chairman of the board.

Presenting plans to the board will be Joshua Lockhard, of CPH Inc. After presentation to the local board, the proposal will be sent to the Lee County Hearing Examiner with comments from the Lehigh panel.

The meeting will be held at 5:30 p.m. at the Lee County Sheriff’s Office substation, at 1299 Homestead Road.

The public may attend and inquire or make comments about the agenda applications.

In the application, consultants say the proposed 2,940-square-foot gas station will met or exceed all county and community standards as required in the Land Development Code.

The applicant has paid a $450 fee to the local board as required.

Another matter to come before the board is a revisit of the Project 82 Plaza, at 101 Grant Blvd.

The vacant undeveloped parcel is at the corner of state Route 82 and Grant Boulevard, with the nearest commercial development 1.5 miles west at the corner of SR 82 and Sunshine Boulevard.

As a proposed convenience store with gas station and car wash, the development must comply with the more stringent requirements for setbacks and buffers required by the LCLDC, in addition to FDOT requirements for stormwater.

Dean Martin, with TDM Consulting, made the proposal in December 2013 and his firm is expected to request architectural changes.

At the December meeting, planning member Mohamed Yasin said he was familiar with the area and it is a major roadway through Lehigh.

Martin said they were also proposing some commercial units with an end unit, which could house a drive-thru restaurant.

Thomas Pfuner, another member of the planning panel, asked about phases for building.

The consultant said phase one would be a gasoline station and store, which buffers water management with the retail units being built a few years down the road, depending on the economy.

The board approved the 82 Plaza with a vote of 7-0.

The other members of the board are Enrique DeAndres, LCSO Capt. Todd Garrison, Ken Bennett, Claude Spellman, Elisa Yanes, Inke Baker and Mike Cook.

The board was formed under the umbrella of the now defunct Lehigh Acres Community Planning Corp. It is now a part of the Lehigh Community Council.

The group meets and inspects plans to see if they comply with architectural standards.
